If you only looked at December’s numbers in isolation, you might think the Sidney market slowed down at year-end. That assumption would be wrong.

Compared to November 2025:

  • November sales volume: ~$2.6 million

  • November average price: ~$327,000

Yes—December came in lower than November. That’s not a red flag; it’s simply seasonal. Fewer closings, smaller price points, and timing-driven transactions are normal for this time of year.

 

The Bigger Picture: Q4 2025 Was Strong

Quarter 4 Comparison:

  • Q4 2025 total sales: just over $7 million

  • Q4 2024 total sales: ~$4.5 million

  • Q4 2025 average sales price: ~$287,000

  • Q4 2024 average sales price: ~$246,000

While December’s average dipped, the quarter overall told a very different story—buyers paid more, overall, than last year.

 

Full-Year Comparison: 2025 vs. 2024

Total Sales Volume:

  • 2025: just over $21 million

  • 2024: ~$25.5 million

Average Sales Price:

  • 2025 average: ~$299,000

  • 2024 average: ~$276,000

Fewer transactions occurred, but homes sold for higher prices. This indicates a selective market, not a weak one.
